Portland Condos - South Waterfront

A series of waterfront condo projects are transforming the landscape of Downtown Portland. They will redefine Portland real estate investment which has been diverted over to the suburbs in the last two decades, and refocus back to the inner city.

When you drive along Macadam Ave along the waterfront on the west side of Portland, you'll see three giant towers rising from the banks of the Willamette River.

Two of those are luxurious condos with the third being the new Oregon Health Sciences University (OHSU) research building.

The idea of downtown waterfront living has sparked a buying frenzy among Portlanders. Aside from the two towers being developed by The Meriwether, there are at least another half a dozen riverfront condo projects underway. These developments stretch from the Fremont Bridge all the way to the waterfront along Macadam Avenue.

Hundreds of units are already sold within days after each project was launched. The prices range from about $200,000 for a just over 600 square foot studio unit to as high as $4 million for a 5000 square foot penthouse.

This is going to be another condo craze that will spread down from the already well developed Pearl District. Since Portland downtown is well defined and built out, condo prices for all these new riverfront projects "have no where to go but up", said Homer Williams of Williams & Dame Development who co-developed the Meriwether, the John Ross, The Strand at RiverPlace and another 21-storey "Block 34".

The John Ross is another beautiful tower in a voluptuously curved shape not far away from the Meriwether. The tower will have 31 stories.

There is high hope for future mega appreciation among the developers and investors of these units. The combination of low interest rates, desirable downtown living, and the convenience lured many local and out of towners to buy up these properties.
