South Waterfront Neighborhood, SW Portland

Feel , Known For –

The South Waterfront is a downtown Portland condo neighborhood that’s just south of the Ross Island bridge.  It’s known for a contemporary new master plan development making use of old Portland industrial areas, a revitalization project.  Building to LEED standards to please our carbon footprint conscious public goals include minimal environmental impact.  The South Waterfront and Portland’s Pearl District are somewhat similar in design but offer different geographic locations.  This is still a developing neighborhood that’s being built out.  Connected with the streetcar trolley for convenience of connection to downtown.  More on Portland condos and Portland neighborhoods…

South Waterfront Condo Settings –

This high-rise condo neighborhood is situated right at the base of Oregon Health and Sciences University’s (OHSU) tram and the Willamette River.  A well-thought out 10 year business plan was put into place for use of this prime Portland real estate and now is home to thousands of residents.  Paved walking paths with surrounding native vegetation and landscape carve scenic routes along the waterfront.  An extension of the downtown Portland boardwalk.  Joggers, bikers and walkers constantly use the picturesque paths.  Views of Mt. South Waterfront Condo Prices –

South Waterfront condos went through a wide ride when released in 2004.  Prices skyrocketed and then plummeted 3 years later.  Loft or studios start well under $200k for 700+ square feet and rise the higher your floor number is.  Maximum square footage is obtained in the penthouses near 3000’ and those luxury units will push $1.5m or more.  Prices run all over the board but average around $400k.  Don’t forget to keep in mind HOA dues when reviewing and comparing options.  Monthly payments on some are well over $1000 but then again, there’s no maintenance either.  That’s incredibly appealing to some buyers of Portland real estate.   Check out all Portland Homes for Sale.

South Waterfront Condo Styles –

As far as style goes… there’s one.  Contemporary!  This is Portland’s newest urban living community offering several condo buildings to choose from.  Saleable units are in one of 3 developments; The John Ross, The Meriwether Towers, or Atwater Place.  Most are well-appointed with contemporary fixtures for water and lighting.  Granite, limestone or other solid surface countertops compliment travertine tile and embossed carpet patterns.  Open floor plans and walls of windows to take in awesome city and Willamette river views, not to mention Mt. Hood.  Luxury condo living in many units.

Local Shopping –

Safeway on Jefferson is under 2 miles away.  Fred Meyers is under 1.5 miles away.  A few closer small convenience stores but not major grocery options.

Well above average!  Capitol Hill elementary a 9,  Jackson middle 8, Wilson high school 9.  Ratings are based from 1 (worst) through 10 (best) and come from the greatschools.org website at time of writing.

Demographics –

Not much ethnic or social diversity.  Residents are nearly all white collar.  Professional and educated.  Few school-age children.  Single, retired, young professionals…
