Feel , Known For –

Portland’s Sellwood neighborhood is well known for its quaint, small-town appeal and possibly it’s bridge, notably the oldest Willamette River crossing in the area.  Being right on the river this location is idea for boaters and those who commute to downtown Portland.  Easy access to Lake Oswego and marinas.  Sellwood has a older home-town kind of feel but blends with a modern day hippie atmosphere.  Laid back, eclectic, somewhat artsy homes and individuals.  Not necessarily conforming to main-stream but not as opposite as the Alberta Arts neighborhood.  A desirable community and one of our more well known walkable suburbs.  Environmentally conscious residents aware of their carbon footprint often live here.  More on Portland real estate and Portland neighborhoods…

Sellwood Home Settings –

Situated right on the River this location emits a small-town feel but is still close enough to Portland to provide big city convenience when necessary.  Most residents don’t work directly in the Sellwood neighborhood itself.  Plenty of local small shops, restaurants, book and coffee stores within walking distance.  Lots are small, city-sized at 4000’ average.  Street parking only for some homes.  Single-wide driveways on quaint level lots.  Picket fenced yards, mature trees and landscaping, front yard gardens and art displays.  Browse all Sellwood Homes for Sale immediately.

Sellwood Home Prices –

This is above average priced Portland real estate.  Homes start in the $200’s for condos running 1200’ but it’s difficult to find detached houses under $300k, unless it’s a fixer or on the busy main drag.  Sizes remain on the smallish side and are split up between levels.  The average Sellwood home price is going to between $3-400k but they can easily run over $600k on the higher end.  You’ll still be looking at under 3000’ for the high end real estate in this location.  Check out all Portland Homes for Sale.

Sellwood Home Styles –

Condos, new and old.  Some directly on the Willamette river and some inland.  Starting around 800 square feet for both detached homes and condos the neighborhood offers a variety of original early 1900’s structures and flare.  Homes have been updated in some cases with new systems but many await an ambitious new owner to take on the project.  Picket fenced yards, mature trees and landscaping, front yard gardens and art displays.  A mix of single and multi-level homes usually not too large or grand in appearance, average size is 2000’.  Houses are modest with character offing single car detached garages.

About 15 minutes to downtown Portland, 10 minutes to Milwaukie, 30 minutes to airport (45 with traffic), 50 minutes to Hillsboro high-tech.  10 minutes to Lake Oswego downtown area

Local Shopping –

Well above average!  Llewellyn elementary a 10,  Sellwood middle 7, Cleveland high school 9.  Ratings are based from 1 (worst) through 10 (best) and come from the greatschools.org website at time of writing.

Demographics –

Not much ethnic but does cater to social diversity.  Residents are often environmentally conscious, proactive people.  Limited carbon footprint is not an uncommon goal.  Family, single, young and old, a wide mix!

Bus system routes but not close to MAX.  Light rail (MAX train) may be coming through the are by 2014 as funding for a downtown/Milwaukie line has been approved.  You’ll want a car but bikes are preferred, common and encouraged.
