Feel, Known For –

Rock Creek Real Estate & Home Settings –

Real estate in Rock Creek offers a variety of options for the average income household and possibilities to push into some larger lot settings as well.  Living on the public golf course is possible, one of only 2 NW Portland courses.  The other is Claremont (much higher priced).  Being developed during the 1980’s properties tend to offer families more breathing room than other NW Portland setting, such as Bethany.  Topography is often sloped but not enough to enable much more than a territorial view, yards are usable.  You’ll find home settings to be landscaped with large and small trees, mature shrubbery and taken care of but not necessarily meticulously manicured by the gardener.  Presents well, a homey family feel.  Defined as mainly residential make “Walkscore.com” rate this neighborhood as “car-dependant”, near  40 out of 100. Rock Creek For Sale, Prices –

Prices in this area vary between neighborhoods but run close to average for our metro area.  Entry level condo pricing is really quite competitive with anywhere else in the city, starting under $100k for a 2 bedroom 2 bath unit is hard to beat.  Investors do have options here with rents being aggressive and a variety of plexes and affordable single family homes to choose from, great for renting to college students.  $250k will purchase a ranch style 3 bedroom 2 bath home of 1600 square feet situated on a 70 x 100’ lot.  High-end Rock Creek real estate tops out near $400k and tend to not be much larger than 2800’.   Compare these Rock Creek homes for sale to other Portland Homes for Sale.

Rock Creek Home Styles –

You’ll find construction of our Rock Creek homes started in the early 1980’s, progressing into the 1990’s, even a few newer homes.  This will change as the North Bethany project incorporates new development inside Portland’s urban growth boundary, right to the north of our subject location.  Vertical and horizontal lapped cedar siding wraps colonial, split and ranch style homes set back from the curb on ample sized lots.  Distance between homes is 20’, nothing like newer construction and many homes resemble a more contemporary layout.  Master bedroom suites (including their own bath) gained popularity in this era, a plus over some of the 1970’s layouts.  Updated and still original homes can be found.  Watch the budget when remodeling here and don’t outdo the neighborhood.  All detached homes are at least 3 bedroom and 2 bath, garages are 2 car and attached.

Demographics –

Average income.  Not a lot of ethnic diversity.  Residents are mixed white and blue collar.

Bus system routes along 185th, Park Way and Rock Creek Blvd.  Not close to MAX train. Car is used by most, not overly focused on biking or public transportation.
