Mature evergreen and deciduous trees line almost every street in this 1950’s to 1980’s neighborhood. Homes in the Palisades neighborhood are set on a north facing hillside, it’s not flat. Roads are winding and seldom straight, minimal inner-city grid patterns here. Trees are prized in the area in general so be advised that without planning you’ll suffer significant fines for cutting one down. Lots of foliage regardless of the season. Filtered sunlight and shade canvas the landscape. Lots are often larger, running 7000’ to 10000+ square feet making it much more appealing for home owners enjoying a little more breathing room than other Lake Oswego real estate options. Homes for sale in the Palisades are going to run well above average Portland real estate but right in line with the average for Lake Oswego. Prices for detached single family properties enter the arena near $300k. That’ll purchase a 2000’ fixer or dated 1970’s dayranch. Houses that have been updated and finished well average closer to $500k with sizes 2500 – 3500 square feet. Larger properties can go over 4000 but typically not more. Condos are non-existent, only generously spread out detached residences here. No high-density living. Homes near the Lake Oswego itself can potentially really escalate in price. Bus system routes but not close to MAX. Very car dependant for everything.
