Feel, Known For –

Portland’s Oak Hills neighborhood is centered near Bethany Blvd and Cornell road, just north of Highway 26. Known for it’s well-run home owners association and one of the earliest west side developments just north of Beaverton.  Attracts Intel, Genentec, Solar World and other high-tech employees.  Regarded as not necessarily high-end but definitely above average with a family and community feel.  Blends with the Bethany neighborhood of NW Portland.

Real estate in Oak Hills defines a well-established location of homes built in the 1960’s and early 1970’s.  This is a home owners association and it shows.  Real estate throughout the area is in excellent condition, homes and yards well maintained.  A quiet, convenient for freeway access, good school and park facilities with community pool.  Yards tend to be private and lot size is very generous, often 8000+’ with gentle slopes, relatively flat.  Streets are curved, planned community of above average home prices, not cookie cutter.  You’ll find Oak Hills home settings to be landscaped with large and small trees, mature shrubbery and taken care of nicely but not necessarily meticulously manicured by the gardener.  Presents well, a homey, family feel.  Defined as mainly residential make “Walkscore.com” rate this neighborhood as “car-dependant”, near  40 out of 100. Oak Hills Homes For Sale, Prices –

Prices in this area vary between neighborhoods but run close to average for our metro area.  Entry level pricing is really not an option and no condos are available to speak of.  $300k will purchase a ranch style 3 bedroom 2 bath home of 1800 square feet situated on a 80 x 100’ lot.  High-end Oak Hills homes top out near $500k and tend to not be much larger than 3500’.   Compare these Oak Hills homes for sale to other Portland Homes for Sale.

Oak Hills Home Styles –

Built in the late 1960’s and early 70’s mainly these are contemporary style homes, straight out of the Brady Bunch TV show.  A blend of ranch, day ranch with walk-out basements, 2 story, and some tri-level.  Running from about 1500 sq ft to over 4000, almost all are have 2 car garages and 8000’+ yards.  Some homes have been remodeled, some are still original.  Market supports remodeling in this location but you’ll have to watch the budget.  Vertical and horizontal lapped cedar siding wraps colonial, traditional and ranch style homes set back from the curb on ample sized lots.  Distance between homes is 20’, nothing like newer construction and many homes resemble a more contemporary layout.  Updated and still original homes can be found.  Vaulted ceilings and open baluster walkways that were once wrapped with shag carpet.  Skylights and walls of windows are common, surrounded by darker mahogany millwork when original.  All homes are at least 3 bedroom and 2 bath, garages are 2 car and attached.

Slightly above average income.  Not a lot of ethnic diversity or cultural.  Residents are mixed white collar, some retired, many original residents and younger families moving in.

Parks –

Oak Hills Park and recreation center.

Attractions –

Close to highway 26 and downtown.  Larger lots with space between homes, well regarded location.  Great fireworks show on the 4th of July.  Home owners association, community sport courts, park and pool.  Very good elementary school.

Public Transportation –

Bus system routes along Bethany Blvd. and Kaiser Rd, bus does go right through this neighborhood as well.  Not overly close to MAX train, Sunset Park & Ride is closest station about 10 minutes away. Car is used by most, not overly focused on biking or public transportation.
