The Northwest District is a SW Portland neighborhood that’s in the heart of 21st and 23rd (trendy-third) shopping district. Boutiques, art displays, small luxury item and unique products cater to sophisticated tastes. If you’re looking for pricy nick-nacks 21st and 23rd streets are a good start. Often this location is referred to as Nob Hill (snob hill) or the Alphabet District. Streets are appropriately named in alphabetical order. Combine that with perpendicular numbered streets and it’s tough for the tourists to get lost, and there’s plenty of those. Focus is on boutique and non-mainstream shopping plus great streetcar access make it perfect no-vehicle living. Restaruants, night life and the Pearl District are just outside your front door. NW District Home Settings –
Landscape in the Northwest District is old-city like with mature trees, cracked sidewalks and plenty of pedestrian traffic. Street noise isn’t actually too bad because speeds tend to be slower. Many bikers and somewhat slower moving pace than downtown. It’s laid back yet very trendy. Overall there’s a gentle east facing downward slope rolling into the Pearl. It’s fairly level going north and south. Street parking and minimal garage space unless you’re purchasing a newer condo as these tend to have parking consideration on the lower levels. NW District Homes and Condos For Sale, Prices –
Homes for sale start in the $200’s for smaller detached places but can escalate well north of $1m. Sizes in the entry level are near 2000’ but that’ll include basement, main and upper floors. Seldom is everything on one level. Mansions can sell for over $1.5 million and boast nearly 8000 square feet of grandeur. On an average though detached homes run above well above the median price for Portland real estate. Condos are more affordable and offer more space than other downtown Portland locations. NW District Home Styles –
Detached houses are vintage, built around 1900, and as old as Portland homes get. Dutch Colonial, Victorian, Cape Cod, Old-PDX, Colonial and traditional make up the many styles in this neighborhood. A great variety of new mixed with even a few contemporaries. Most houses have two stories above ground, some have more, plus a basement that may or may not be overly usable for anything but storage or a laundry room. Lots of really cool eaves adorn rooflines, dormers are a given. Brick chimneys pierce through asphalt shingles in most cases. Condos can be made up from converted larger buildings or built from scratch. Plenty of new construction to choose from but housing tends to not be more than a couple stories in height, unlike in the Pearl District.

About 5 minutes to central downtown Portland but technically this is already downtown, 20 minutes to airport (45 with traffic), 30 minutes to Hillsboro high-tech. 20 minutes to Lake Oswego downtown area
Local Shopping –

Main Grocery –
Safeway is about .25 mile away. Trader Joe’s on Glisan, Zupan’s on Burnside is within walking distance as well as Fred Meyer. Whole Foods on Couch about a mile.

Well above average! Chapman elementary a 8, West Sylvan middle 10, Lincoln high school 10. Ratings are based from 1 (worst) through 10 (best) and come from the greatschools.org website at time of writing.
Demographics –
Mix of age and culture. City dwellers but not always white collar or suits. Urban hippies occasionally but the nickname is “trendythird.” Lots of tourist and people watching fun.
Crime -
Average to high (this is city life). Well regarded downtown Portland location.

Wallace Park, Couch City Park, Campbell Fountain, Tanner Springs Park, Jamison Square, Forest Park, Washington Park Rose Garden. All within a mile of central NW District

Public Transportation –
Park the car! It’s optional. Streetcar ends in this area and the South Waterfront neighborhood. MAX and bus systems throughout. Very well connected. Parking is often on the street and hard to find after 5pm.
