Feel , Known For –

Nob Hill is a downtown Portland neighborhood that adjoins the Pearl District to the west.  Referred to by some Portlanders as “snob hill”, the Northwest District, or Alphabet District it’s a popular tourist and local destination.  Streets are appropriately named in alphabetical order.  Quieter downtown living than central Portland with a focus on boutique and non-mainstream shopping.  Streetcar route ends in this area making it perfect no-vehicle living.  Restaruants, night life and the Pearl District are just outside your front door.  Super pedestrian friendly!   More on Portland real estate and Portland neighborhoods…

Nob Hill Home Settings –

Views are not prominent in on any streets until you go up into King’s Heights to the west.  Many bikers and somewhat slower moving pace than downtown.  It’s laid back yet very trendy.  Cityscape is redone by entrepreneurs who want to keep a hometown historic feel and cater to pedestrian traffic. Lot sizes are typical for city-homes.  Starting under 3000’ is common, 25’ of street frontage, and a close neighbor.  Single car driveways (if you have one) may allow for parking a couple of cars in tandem but most fight for a spot on the street.  Condos that area new construction have provisions for at least one car space per unit in a lower level garage.  Browse all Nob Hill Homes for Sale immediately.

Nob Hill Homes and Condos For Sale, Prices –

Higher homes for sale start in the $800’s for large detached places and can escalate north of $1m.  Nob Hill Mansions that sell for over $1.5 million are going to be 5500’ or larger and still crunched onto a small lot.  Sizes in the entry level are near 2000’ offer something affordable in the high $200’s but it’ll potentially be a project home.  Mansions can sell for over $1.5 million and boast nearly 8000 square feet of grandeur.  On average though detached homes run above well above the median price for Portland real estate. Condos are more affordable and offer more space than other downtown Portland locations.  New construction condos enter the market near $100k but penthouses of 4000’ can be over $2m.  It’s a broad range!  Check out all Portland Homes for Sale.

Nob Hill Home Styles –

Character and style of homes is this neighborhood often vary but include Dutch Colonial, Victorian, Cape Cod, Old-PDX, Colonial and traditional.  Upper end homes will have magnificent custom kitchens while homes closer to entry level will still be in need of improvement.  Location is everything and it’ll not go out of style as long as owners stick with a vintage format.  Classic looks stand the test of time.  Keeping glass door knobs and leaded glass is always in fashion.  Softwood fir floors and built-in cabinetry in good working order for maximum appeal.  Most houses have 2 or 3 stories above ground lowest level will be a basement that may or may not be overly usable because of potential moisture or ceiling height.  Lots of really cool eaves adorn rooflines, dormers are a given.  Brick chimneys pierce through asphalt shingles in most cases.  Condos and detached Nob Hill homes are high-densely to make the best use of this prime Portland real estate.  Land is valuable here just like in the Pearl District.

About 5 minutes to central downtown Portland but technically this is already downtown, 20 minutes to airport (45 with traffic), 30 minutes to Hillsboro high-tech.  15 minutes to Lake Oswego downtown area

Local Shopping –

Main Grocery –

Safeway is about .25 mile away.  Trader Joe’s on Glisan, Zupan’s on Burnside is within walking distance as well as Fred Meyer.  Whole Foods on Couch about a mile.

School Ratings –

Not Lake Oswego schools but pretty close!  Chapman elementary a 8,  West Sylvan middle 10, Lincoln high school 10.  Ratings are based from 1 (worst) through 10 (best) and come from the greatschools.org website at time of writing.

Demographics –

Mix of age and culture.  City dwellers but not always white collar or suits.  Urban hippies occasionally but the nickname is “trendythird.”  Lots of tourist and people watching fun.

Crime -

Average to high (this is city life).  Well regarded downtown Portland location.

Parks –

Many parks within walking distrance, including:  Washington Park International Rose Test Garden Wallace Park, Couch City Park, Campbell Fountain, Tanner Springs Park, Japanese Gardens, Forest Park,.

Attractions –

21st and 23rd Avenue shopping, restaurants, night life, Pearl District, art galleries, Jeld-Wen Stadium, Forest Park

Public Transportation –

Park the car!  It’s optional.  Streetcar ends in this area and the South Waterfront neighborhood.  MAX and bus systems throughout.  Very well connected.  Parking is often on the street and hard to find after 5pm.
