Lake Oswego’s Mountain Park neighborhood is known for its condo selection and exclusive recreation center. This home owners association provides a convenient recreation facility and maintains integrity of the entire park. Walking hiking paths are strewn throughout twisty roads and subdivisions. Situated atop the highest point in Lake Oswego views can be quite pronounced and are much better than most surrounding locations without a doubt. Mountain Park Home Settings –
Condominiums are plentiful and offer views only second to the Pearl District units. Eastward facing homes in Mountain Park often have a picturesque shot of Mt. Hood towering above Lake Oswego’s skyline. Thick tree cover is provided by evergreen and deciduous trees, some quite large. Lawns are somewhat challenging to keep thick and lush for many home owners due to limited sunlight. There are almost no straight streets and terrain is hilly, it’s called “Mountain Park” for a reason. Lots for detached homes are generously sized at an average of 7500’. Terracing is common. Mountain Park Homes For Sale, Prices –
Homes for sale in this neighborhood will run above Portland’s average but lower than Lake Oswego’s. Finding condos that offer any sort of view under $300k is tough but this area is an exception. Attached units are quite affordable and well under $200k for a 1300’ 3 bedroom/2 bath layout. Detached residences enter the market near $300k but average closer to $450k. Priced competitively, this location provides more square footage for the dollar than neighboring locations like Westlake. Finding original houses in need of updating is common and recapture of remodeling expenses is quite possible. The area still feeds prominent schools and that’s always desirable. Mountain Park Home Styles –
Condos are readily available and styles often resemble a typical 1970 or 1980’s apartment complex. Many have not been updated significantly and look dated. Low purchase costs provide good opportunity for home owners to do some sweat equity projects without breaking the bank. Condos are often 2 – 3 stories tall and contain many stairs. Sizes start around 1000’ but easily run over 2000’ on the high end. Updating detached homes can knock them into a luxury home category, add the view and there’s a winning combination. Single family homes average 2500’ and larger. 1980’s contemporary is the common theme among them and some are redone very nicely.

May or may not feed Lake Oswego Schools, very good overall regardless. Oak Creek elementary 10, Stephenson elementary a 9, Uplands elementary 10, Lake Oswego middle 10, Jackson middle 8, Lake Oswego high school 10, Wilson high school 9. Ratings are based from 1 (worst) through 10 (best) and come from the greatschools.org website at time of writing.
Demographics –
Average income. Not much ethnic or social diversity. Residents are often white collar. Professional and educated. Retired, empty nesters, families, but not catering to young free-spirit types. Opposite of the Alberta Arts neighborhood.
