Houses are situated on typical city sized lots of 5000’ but higher end homes in this neighborhood can tip the scales at .25 acre or more. This is one of Portland’s original classic homesteads for the upper class and maintenance of properties has not gone with the wind. Yards are manicured to the finest detail and present very well, complimented by huge old-growth oak trees that canopy many streets. Relatively flat lots, minimal hills. Roads are eye pleasing and somewhat curved. Picture young and old out for a stroll on these beautiful streets and mailman saying “hi” to the residents as he walks the route (literally). Picking up any cheap Portland real estate in this area is going to be difficult. Detached homes start around $300k for 1600 square feet or so. That’ll purchase a 2 bedroom 1 bath home, potentially with some unfinished basement possibilities. Known for it’s more upscale homes the average price will be significantly higher than the Metro area’s median, around $500k. Well-maintained craftsman, bungalo, old-Portland, colonial, or Dutch colonial are words used to describe these historic homes. Depends upon who you talk to but most home owners pride themselves in keeping with original architecture inside and out. Front porches are popular. Hardwoods on the main floors but some softer fir flooring can still be found in upstairs bedrooms. Intricate hex-shaped white tile bathroom floors are popular so residents tend to redo home in this nostalgic look. Kitchens are about 50/50, original vs. completely modern and updated. Remodeling in the Laurelhurst area will have great recapture rate of expense due to the neighborhood’s desirability. Many would live here but price limits tend to come into play.
