The Hayden Island neighborhood of North Portland supports price targets all over the board, that’s for certain.  What price range are you after?  It’s here.  Small condos enter the market near $100k for a 700 square foot 1 bedroom 1 bath unit.  Luxury Portland real estate and detached homes will run into the millions for waterfront mansions over 6000’.  If a riverfront view is necessary you’ll pay an extra 15% over similar properties without.  Portland waterfront property is at a premium here and floating homes offer another option at a lower price.  Moorage for floating homes is either purchased or leased and there are always HOA dues.  It’s a niche market for those that need to be right on the water at all times.  Condos make up about 90% of all homes on the island.  Search all Hayden Island condos for sale.

Average compared to the majority of Metro areas.  Much lower than other neighborhoods in North Portland.  Check elementary school ratings as they often correspond with crime statistics.

Lotus Isle City Park, Delta Park (many ball fields), Esther Short park

Attractions –

Part of the small percentage of waterfront property options around Portland.  Close-in yet on the Columbia river with access to everything Portland!  Portland International Raceway and the Expo Center are within a minute or two.

Public Transportation –

Bus route in the area but car dependent for most residents.  Interstate St. MAX train line will require parking the car at a park and ride center.  Not a lot of bicyclists.  Many walk for exercise not for commuting purposes.
