Feel , Known For –
Eastmoreland is a SE Portland neighborhood that’s not quite so close to downtown as others but offers some higher end older real estate. . Being right on off highway 99E (Mcloughlin Blvd) this location is still convenient enough for those who commute to downtown Portland. With easy access to Reed College and the local golf course, East Moreland has a older home-town classy feel. It’s mainly a residential only neighborhood. Walk the dog or kids to the park but not to a local coffee shop. A desirable community and one of our more less-known residential suburbs. More white-collar and educated feel. Eastmoreland Home Settings –
Homes are set on larger lots than those closer-in and run 5 – 7000’ or more. Topography is mixed with mild rolling hills, not steep but gentle. Relatively flat. Tree-canopied streets in some locations, green and matured landscape. Yards are well taken care of and manicured to say the least. Eastmoreland Home Prices –
Eastmoreland homes run above the median price for Portland real estate. Houses start in the $200’s for 1200’ but it’s difficult to find detached houses under $300k providing more square footage, unless it’s a project type place. Sizes remain on the smallish side and are split up between levels. The average price is going to between $3-500k but they can push near $1m on the higher end. Eastmoreland Home Styles –
Detached houses are pretty much the only choice, sorry condo buyers… Many 1930’s ranch style homes with character above the cliché 70’s format. Eaves with flare compliment raked shingle, stucco or brick accents. Dormers on the upper floors and windows have many separate panes of glass (grids). You may even find one or two with some stained glass inlays. Sizes range from 1000’ to well over 4000’. Not huge but quite adequate for most. Garages can be attached or detached but not too large, typically single car. Interesting roof lines break up home fronts and create style!

Plenty of local small shops, restaurants, book and coffee stores in the Sellwood or Woodstock areas but not a whole lot real close (Walkscore is under 50). Car dependant.
