Cedar Mill Neighborhood, NW Portland
Feel , Known For –
The Cedar Mill neighborhood is a fantastic lower cost alternative to NW Portland’s Forest Heights. Maps refer to the location as Bonny Slope but locals seldom do. This area feeds into a good school system. Situated in just north of highway 26 this upscale community provides close-in proximity to downtown Portland and excellent freeway access to west side high-tech employers. Nike, Solar World, Techtronic, Epson and Intel are all within about 20 minutes of the Cedar Mill neighborhood. Mainly a residential area it but does present some small-town feel Saturday markets at Cornell shopping center during the summer and a Cedar Mill bbq day. Cedar Mill Home Settings –
Houses are built on mixed lot sizes from 3000’ for newer townhomes in the Peterkort area to over ½ acre for 1960’s ramblers and everything in between. Close proximity to downtown Portland makes this prime development area so newer infill housing has become quite popular. Homes can be set on level lots but it’s not uncommon to see terraced landscaping and retaining walls. A fair number of mature trees but it’s not considered heavily wooded like the Council Crest or West Hills areas. The whole neighborhood is situated on a southwest facing mountainside. Views are possible but not overly common. Lots of hills, safe to say this Portland real estate is car dependant. Pretty much residential only with a 44 of 100 Walkscore. Cedar Mill Home Prices –
New attached homes will start well under $200k for 1500’ or so. Graduating to larger detached homes, Portland real estate in this area averages in the $400’s. It is possible to find some older 1960’s homes in need of renovation in the $300k+ category but they’re not plentiful. Cedar Mill Home Styles –
Infill newer detached homes, 2 -3 story townhouses built 2005 and newer. Some older 1950’s homes selling out to larger subdivision type projects. Lot size is around ½ acre for the older places but newer homes charge a premium like everywhere else so newer 3000 sq ft houses are on 6000’ lots. Planned developments have well landscaped and manicured lots in neighborhoods of 10 – 40 homes, average home size is around 2 – 3000’. A traditional 2 story look is what’ll be common. Nicely finished with varying architecture breaking up home fronts with shingle, lap cedar and fibercement sidings, plus stonework. Overall the Cedar Hills neighborhood of homes doesn’t look subdivisionish, a good mix of old and new.

5 minutes Peterkort shopping center, 10 minutes to Beaverton’s Cedar Hills Crossing, Sunset shopping center, Miller Hill shopping on Cornell, 21st & 23rd in downtown Portland, 15 minutes to Washington Square. Not an area to walk to the local coffee shop or café.
