Feel , Known For –

Arbor Lodge Real Estate & Home Settings –

This neighborhood established itself in the early half of the 1900’s. Not one of the oldest but developed out of need for affordable housing.  Arbor Lodge real estate is made up of lots that are nearly all flat, square and around 5000’.  Yards are well-kept with mature shrubbery and fully grown deciduous trees.  Flower and vegetable gardens are very popular and residents make good use of available space.  Streets are set up in a grid so it’s tough to get lost.  Sidewalks are everywhere and well-used.   A clean-kept older neighborhood, definitely.  Browse all Portland Homes for Sale immediately.

Arbor Lodge For Sale, Prices –

Prices in the Arbor Lodge neighborhood are right in line with average Portland real estate.  Entering the market in near $200k for a detached 3 bedroom 1 bath bungalow is common.  Townhouses and condos simply don’t exist in this completely built-out location of older homes.  Modest inner-city pricing not generally exceeding $400k for even the largest homes of nearly 2800 square feet.  Some rentals and opportunity for sweat equity as long-term residents move on.  Investors can get better cash flow other areas around Portland, however.  Compare this neighborhood to other Portland Homes for Sale.

Arbor Lodge real estate is made up of homes with character.  Small bungalows, steep-pitched Cape Cods, Old Portland style and cottages line the straight streets in this modest neighborhood.  Exterior finishes are lapped cedar, raked shingle and rather simple.  Millwork on interior can make or break overall effect as some has 85 coats of peeling paint with others have been redone to the deep rich original finish.  Detailed but not overbearing.  This is one of the Portland area neighborhoods that’ll support bright interior colors and painted kitchen cabinets or even an updated modern look.  Variety sells here!

About 15 minutes to downtown Portland, 40 minutes to downtown Beaverton, 25 minutes to airport (40 with traffic), 30 minutes to Hillsboro high-tech.  Very good freeway (I-5) access.

Local Shopping –

Average  income.  Ethnic and social diversity, many liberals.  Residents are often blue collar with a growing number of young professionals discovering this cool living environment. Singles and families, it’s a mix, catering to young free-spirit mindsets.

Average or above compared to the majority of Metro areas.  Check elementary school ratings as they often correspond with crime statistics.

Arbor Lodge City Park, Gammans City Park, Kenton City Park, Columbia City Park

Attractions –

Urban renewal and environmentally conscientious living, a desire to be among bicyclists and walkers.  Characters that want to conform to the non-conforming.  Proximity to public transportation, downtown and Vancouver.

Public Transportation –

Bus system routes and can be very close, along Lombard and several other main thoroughfares.  Car is often left at home, optional.  Walkers to the MAX train and bicyclists are common so watch out for them. A public/bike transportation commuter community.   Interstate St. MAX train line is within a 10 minute walk.
