Alphabet District Neighborhood, NW Portland

Feel , Known For –

Portland’s Alphabet District neighborhood is named for it’s convenience alphabetical street names. Running perpendicular to these street are numerical counterparts making it hard to anyone to get lost.  Names commonly thrown out are the same area include the Northwest District, and Nob Hill.  Draw is from popular 23rd and 21st street shopping as well as being only a few blocks from the Pearl District.  Walkscore is way up there at 94 of 100.  Doesn’t get too much better. Alphabet District Home Settings –

Trees between the curb and sidewalks provide a homey feel, detracting from the fact that you’re living near the heart of Portland.  Views will be of a house next door or across the street, some close enough to shake hands with the neighbor, unless you’re closer to King’s Heights to the west.  Views from this location are possible but not the norm.  Lot sizes under 3000’ are common with 25’ of street frontage.  Large lots in the Alphabet district won’t be much over 5000’.  Parking for more than one car in tandem alongside some homes is possible but most residents fight for a spot on the street.  Condos of newer construction have provisions for at least one car space per unit in a lower level garage.  Older Portland condos and entry level priced units will not have parking spaces.  Browse all Alphabet District homes for sale immediately.

Alphabet District Homes For Sale, Prices –

Homes for sale in Alphabet District run above well above the median price for Portland real estate.  Condos are more affordable, providing an alternative to other downtown Portland locations, more bang for the buck here.  New construction condos enter the market near $100k but penthouses of 4000’ can be over $2m.  Detached single family mansions exist but many have been converted to condos by investors seeking to maximize profits from the sale of such prime real estate.  Prices for detached homes run from $500k on up to around $1.5m but average $700k.  Combine Nob Hill and the neighborhood provides a broad range of pricing!  Check out all Portland Homes for Sale.

Alphabet District Home Styles –

Historic homes are the most prominent but a few contemporary developments have sprung up since 2001.  Detached homes with architectural flair around eaves and windows provide character that many buyers are looking for.  Dormers on steep roof lines, dutch colonial (barn shaped) roofs, Victorian’s with scalloped shingles, it’s all here.  Uniqueness with a ton of variety.  Remodeling is common and sticking with a classic look bodes well from generation to generation.  Finding a project home is no problem.  Many are still quite original.  Glass knobs and locks with skeleton keys, stained and leaded glass add to historic appeal.  Sizes of detached home will run 2000 to over 6000’ and be split up between at least 3 levels.  Condos in new construction buildings tend to be limited in height, staying around 10 stories.  Land is valuable here just like in the Pearl District.

About 5 minutes to central downtown Portland but technically this is already downtown, 20 minutes to airport (45 with traffic), 30 minutes to Hillsboro high-tech.  25 minutes to Lake Oswego downtown area

Local Shopping –

Main Grocery –

Safeway is about .25 mile away.  Trader Joe’s on Glisan, Zupan’s on Burnside is within walking distance as well as Fred Meyer.  Whole Foods on Couch about a mile.

School Ratings –

Not Lake Oswego schools but pretty close!  Chapman elementary a 8,  West Sylvan middle 10, Lincoln high school 10.  Ratings are based from 1 (worst) through 10 (best) and come from the greatschools.org website at time of writing.

Demographics –

Mix of age and culture.  City dwellers but not always white collar or suits.  Urban hippies occasionally but the nickname is “trendythird.”  Lots of tourist and people watching fun.

Crime -

Average to high (this is city life).  Well regarded downtown Portland location.

Parks –

Many parks within walking distrance, including:  Washington Park International Rose Test Garden Wallace Park, Couch City Park, Campbell Fountain, Tanner Springs Park, Japanese Gardens, Forest Park,.

Attractions –

21st and 23rd Avenue shopping, restaurants, night life, Pearl District, art galleries, Jeld-Wen Stadium, Forest Park

Public Transportation –

Park the car!  It’s optional.  Streetcar ends in this area and the South Waterfront neighborhood.  MAX and bus systems throughout.  Very well connected.  Parking is often on the street and hard to find after 5pm.
