Aloha real estate provides more for the money than any other location within the city limits of Beaverton. Entering the market in near $150k for a detached 3 bedroom 2 bath 1200’ ranch is common. Newer attached homes can even push down toward a $100k envelope. This is not high-end real estate but more of a modest blue collar neighborhood setting. Few home owner associations exist. Yards are minimally maintained in some cases. Aloha real estate works for investors and there’s often opportunity for sweat equity. Aloha real estate consists mainly of detached single family houses built in the 1970’s, some 80’s and 90’s. Not overly large for the most part and under 2000’.  Single level ranch is a common theme due to larger lots and the ability to spread the home footprint.  Split and traditional styles make up a smaller section of homes.  Townhouses and attached residences do exist but to a lesser degree than in other areas due primarily to availability of public transit.  Exterior home finishes tend to emphasize t-111 and not overdone or high end, minimal trim.  Remodelers can do well with updated surface and keeping it all on a low budget.

Distance to Downtown Portland About 40 minutes to downtown Portland, 20 minutes to downtown Beaverton, 60 minutes to airport (85 with traffic), 20 minutes to Hillsboro high-tech.

Public Transportation Bus system routes and can be close to Max station at 185th and Baseline.  Very car dependant for commuters.  Not a big bike to work community.  Low Walkscore!

Local Shopping Local shopping is non-existent for most homes.  Commercial and retail businesses run the entire length of TV highway (Canyon Rd.) and 2 miles away in downtown Beaverton (Walkscore varies due to Aloha’s size but generally not overly walkable, well under 50).  Car is a requirement and bicyclists will a challenge on many arterial street with limited riding designated lanes.  Streets of Tanasbourne is one of the closest shopping center, good sized and located at 185th & Cornell. School Ratings Average.  Butternut Creek elementary, Indian Hills elementary a 8, Kinnamen elementary 6,  Beaver Acres, Hazeldel elementary,  Mountain View middle, Brown middle 5, Aloha high school 5, Century high school.  Ratings are based from 1 (worst) through 10 (best) and come from the greatschools.org website at time of writing.

Demographics Lower than average income.  Some ethnic or social diversity.  Residents are often blue collar.  Retired, empty nesters, families, but not catering to young free-spirit types.

Crime Average or slightly above compared to other Beaverton/west-side locations

Parks Butternut Park, Meadowbrook Park, Arnold Park, close to Tualatin Valley Nature park on 160th, Jenkins Estate (popular wedding location) is also quite close.

Attractions Price!  Definitely more house for the money and still considered Beaverton.  Cost effective west-side Portland option
