The recent annexation of Aloha, Oregon into part of the city of Beaverton has increased the city's territory, budget and population. The mix of housing in the Study Area changed from predominantly single family housing to a mix of single and multiple family housing. Apartments were built in remaining vacant lands in the eastern half. Newly built housing in the western half was a mix of single and multiple family units.
With a population of a quarter of a million (a whopping 430% increase from 1960), Beaverton surpasses the average growth of the entire Metro Portland of 117% by 4 times. Housing prices, as a result of this rapid growth, has been phenomenal. The growth, however, has been driven from a surge in multi-family homes (apartments). Due to the increase in apartments and condos in the Beaverton / Aloha area, home ownership showed a decline in terms of percentage of the city population. 
The greatest increase in housing values in the last several years are a direct result of new construction in the Sylvan area and in the outer NW quadrant of Beaverton.
