The Portland and Lake Oswego real estate market has simply been phenomenal in the last several years. The vast increase in property value has been supported by real growth in our population and job creation. According to census record published by USA Today, Portland population has increased by 6% in the last 5 years. What's in store for the rest of 2008? The Portland real estate market has slowed down this summer as in the rest of the U.S.. However, despite the slow down, latest figures published in 2008 show that housing values have dropped less than 4% overall. Sectors that face the hardest hit are new construction along with condo/townhome projects, both in the urban (including Pearl District condos), and the suburban areas. Because of this slow down, tremedous opportunities for real estate buyers and investors alike are able to pick up good bargains before the turn-around. Outlook for 2009: The Portland Oregon real estate market should be relatively stable for the remainder of 2008 and into 2009. Some sliding could still occur just due to public perception of the U.S. housing market in general. Real estate conditions are local not national but few realise such. Most will follow media input and remain cautious. Growth over the past 4 years has been very strong, averaging 9+%, above historical averages. Buying a home continues to be a wise investment for the long term (averaging 5% or more) but with the run up in prices so quickly an adjustment was needed. That's what we're seeing now. Portland's attraction has not deminished and therefore will allow our real estate market to have a soft landing. Prices are still considerably the lowest on the West Coast for a major US city making home ownership affordable!
